What Does the Post-Construction Clean Up Process Involve?

Post-construction site cleaning is a highly beneficial service for general contractors, builders, and property owners alike. Post construction cleanup services are commonly outsourced after extensive or wide-spread construction work has been finalized, such as new construction builds, re-roofing, drywall remodels, commercial demolitions, and more. Although these services range from light to full-service cleans, they all involve three particular cleaning stages.

Three Phases to Construction Site Cleaning

There are three general stages to construction site cleaning services: preliminary clean up, wide scope construction site cleaning, and punch-list walk through. In each phase, a particular degree of cleaning is facilitated with specific tasks and routines. These routines increase the level of safety on site, as well as allow better functionality and access for the rest of the construction schedule.

Preliminary Construction Zone Clean Up

Initial construction site cleanup services are required once the framework of a property is completed. When the plumbers and electricians are done with their part of the new construction, the initial cleaning can begin. In this step, stickers are peeled from windows and removed from all major appliances, leftover trash and debris is swept up and removed, a full service deep-sweep and dusting is carried out, and all other unneeded or leftover garbage is discarded. Once all these tasks are accomplished, the site is ready to take on more preparations and construction, such as flooring installations, painting, fixtures, and cabinets.

Wide Scope Construction Cleaning

In this stage, cleaning staffs will facilitate a more detailed and focused degree of cleaning. This includes very careful and meticulous cleaning for areas such as restrooms, bathrooms, sinks, showers, toilets, cabinets, shelving, countertops, and more  Every square inch is covered, from door frames to window ledges. Settled dust, debris, and dirt are wiped clean and all areas are sanitized thoroughly. This step is almost always intended to be completed before the general contractor’s final inspection of the property.

Final Walk Through

In the final stage of construction site cleanup, teams go through a “punch list” once all the construction is completed. This includes all cleaning details to make the property perfect for viewings or grand openings. The punch list involves polishing, caulking, sealing, power washing, and “white glove” inspections. It is the last and final step before the property is completely finished.

How Much Does Commercial Building Demolition Cost?

Procuring a new commercial property is an exciting venture, but not all come turnkey. Demolition is often a standard phase of the preconstruction process. Many commercial real estate developers and investors purchase preowned properties that require demolition and lot clearing before new construction can begin. If you are faced with the responsibility of hiring a demolition company to clear out your lot before breaking ground, your first thoughts are likely focused on cost.

Continue reading to learn the average costs of commercial building demolition, plus who to trust for streamlined preconstruction services in Central Indiana.

The Average Costs of Demolishing a Commercial Building

The costs associated with commercial building demolition are ever-changing. Currently, you can expect to pay relatively economical rates to demolish a commercial building; per square foot, commercial demolition rates range from $4 to $8.

In the United States, the average commercial building demolition costs around $30,000. This is based on the average commercial building size of 5,000 square feet. Larger commercial buildings will obviously have higher demolition expenses. Smaller commercial buildings may have less expensive demolition costs.

What to Expect From the Commercial Demolition Process

🏗 Building Measurements

The first step to coordinating the demolition for a commercial building is to have the property measured. A tape measurer can sometimes do the job, but for larger or more complexly-designed properties, a professional surveyor will need to do the measuring. The more accurate your measurements, the more accurate your total expenditure will be.

🏗 Asbestos and Radon Removal

A building must be inspected for asbestos and radon before moving forward with demolition plans. If asbestos and radon are discovered, then a specialized team must be hired to remove asbestos and/or radon in accordance with all EPA guidelines. This would be an additional cost to demolition, typically averaging around $3 per square foot.

🏗 Demolition Company

At this point in the process, an investor or building owner would be ready outsource commercial demolition services. It is important to select a skilled and seasoned demolition contractor who specializes in commercial work. It is recommended to hire an Indianapolis commercial general contracting company for comprehensive commercial construction services, including demolition, design, and construction.

🏗 Permits for Demolition

Although the commercial demolition company typically handles the permit acquisition, an investor or building owner may be responsible for covering the costs. The cost of a demolition permit can vary greatly among projects. In most cases, they are a few hundred dollars or so. But in other cases, they may cost an upwards of $10,000 or more. This might happen in areas where demolition is strongly discouraged.

🏗 Preconstruction Site Cleanup

Once the demolition is complete, the site needs to be cleaned up and cleared off to allow for future construction. This phase of the demolition process is referred to as post-demolition cleanup or preconstruction site cleanup. Some demolition contractors include this stage as part of their services, but not all.

If the demolition company does not offer post-work cleanup, an investor would need to hire a separate company for the job. The cost of post-demolition cleanup can also greatly vary depending on the size and scope of the demolition. Expenses that will add to the total cost of demolition site cleanup include dumpster rentals, hauling costs, landfill costs, and processing costs.

Dumpster Rentals – This can cost anywhere between $300 and $3000. It depends on the size of the containers, how many days they are rented, and which services are chosen (i.e. drop off, pickup, etc.).

Hauling – Hauling costs usually average around $1000 but can be more for larger-scope cleanups.

Landfill Fees – Having garbage and scrap transported to a landfill is not free. These costs typically average around $50 per ton of scrap.

Vital Safety Tips for Visiting a Construction Site

Today is the final day of Construction Safety Week 2022. Construction accident statistics in the United States are shocking. And not all victims of construction site accidents are contractors or laborers. Real estate investors and developers are often compelled to visit their project’s construction site, eager to see the progress taking place. But construction site visits can pose several safety risks if you are not adequately prepared.

Continue below to review some important safety tips for visiting a construction site, plus how to protect your investment by choosing the right builders from the start!

Do’s and Don’ts of Construction Site Touring

Like any matter that should be taken seriously, construction site touring has its own set of “Do’s and Don’ts” you should follow. As an investor who is awaiting the completion of your new build or construction project, it is understandable that you want to see your vision come to life right before your very own eyes. But before you step foot into the construction zone, it is important that you protect yourself from any danger.

Wear Personal Protective Equipment (PPE)

Personal protective equipment is an imperative element to construction. There is a reason why all contractors and laborers are equipped with gear like slip-resistant steel-toed boots, utility gloves, safety goggles, hardhats, reflective vests, flashlights, and more. As a visitor to a working construction zone, it is important that you protect yourself by wearing the recommended personal protective equipment required for the site.

Aside from personal protective equipment, it is important to dress appropriately for visiting a construction site. Dressing the part can protect you from all sorts of potential accidents and hazards.

DO NOT forgo personal protective equipment and similar safety measures. DO NOT wear sandals, clogs, heels, scarves, loose clothing, or anything else that can get caught or pose a tripping hazard.

Communicate With the Foreman

The foreman appointed to the construction project is the person you need to communicate with before and during your construction site tour. They will be able to safely guide you through the site because they will have the most knowledge on any potential hazards and unsafe zones.

DO NOT walk through the construction site without the general manager or foreman. DO NOT show up to a working site unannounced.

Keep Your Hands to Yourself

When you are touring a construction site, it is important to keep your hands and arms inline. There are many dangerous tools, contraptions, machinery, scrap, and debris that can harm you. You can avoid a catastrophic maiming accident by steering clear of your surroundings.

DO NOT touch power tools or attempt to operate machinery. DO NOT attempt to climb anything, including ladders.

Advice on Hiring an Architect for Your Commercial Project

Architects are certainly in their own league when it comes to the construction and building industry. Nationwide, architects are held to a very high standard, and therefore required to meet a strict set of qualifications. Aside from a bachelor’s degree in architecture, all architects must pass the Architect Registration Examination, be licensed by the state, possess a business license, and have liability insurance coverage at the state minimum. This applies whether they are independent or with a firm. So, when you are looking for commercial architects in Indianapolis, you can lead with an expectation of how they should be qualified. But that’s not all you need to know.

Continue below for some top advice on hiring an architect for a commercial project in Indiana, plus how to skip the hassle of an extended search by going straight to the leaders in commercial construction.

Architect Credentials to Look For

Architects are highly-accomplished, formally-educated professionals, and they should have the proper qualifications to prove it. Essential credentials of an architect include some of the ones already mentioned, like a bachelor’s degree in architecture, passing the Architect Registration Examination, business licensing, and liability insurance.

Equally-imperative qualifications to look for in an architect include apprenticeship at a trade program approved by the National Architectural Accrediting Board, internships, and abundant hands-on experience in the field. Many states require a set number of hours to qualify as adequate experience. Many states and architectural firms place even more qualification requirements on architects, such as additional professional licensing.

What a Commercial Architect Can Do For You

There are many services provided by an architect, some of which may overlap with the services of industry contemporaries, like designers and builders. Primary architectural services include historical research of land or property, master planning, blueprint sketching, budget cutting with design, permit acquisition, and bid solicitation. Furthermore, architects generally draw up finalized plans, align with project engineers and designers, manage the budget, and oversee the construction project.

Who Else Works on a Construction Project?

An architect would primarily handle the creation of the design and building plans. They will also oversee the entire project once construction begins.

An engineer is hired to work out the structural elements and plans for the project. Not only do they ensure safety, but they also oversee the whole project.

A designer may work alongside an architect to create an aesthetic for interior spaces. They make sure their designs are compatible with the architectural plans.

General contractors hire and manage subcontractors. They sometimes work with their own team too. Builders are hired to implement the actual labor, like setting walls and foundations.

Interior decorators are hired after construction to enhance the designer’s work. Through design, they incorporate plans for paint, furnishings, fixtures, window treatments, floor layout, lighting, décor, and overall ambience.

If you are wondering where to find an architect for your commercial construction build, you are already in the right place. Eco-friendly construction is cost-efficient, making it a fast-growing trend, soon-to-be standard in the construction and building industries. Some key elements of green construction include recycling, repurposing, locally sourcing, and using green building materials.

Construction Recycling

You would be absolutely appalled at the amount of scrap that gets thrown out during some construction site cleanup hauls. Fortunately, the construction and building industry are beginning to make construction site recycling a standard. In fact, many municipalities require it. All items that are recyclable, from paper and cardboard to metal, electronic scrap, bitumen roofing, and more, are gathered and transported for processing and recycling.

Repurposing in the Construction Industry

Repurposing and reusing materials are excellent ways to support the environmental movement, plus cut back on construction and building costs. Existing systems, compatible building materials, reclaimed materials, and more can be modified and adapted to a new construction project, thus reducing renovation costs. For instance, if a building that is being renovation has ceilings or millwork that are very close to the project’s specifications, the commercial general contracting team would present this information to the client and provide options for making the existing framework or systems work.

Green Construction Materials

There are several ways to go green when it comes to choosing your construction materials and procuring additional materials, post-build. Some energy efficient commercial building designs that are currently trending in the construction and building industry include Leadership in Energy and Environmental Design (LEED) design, Net Zero commercial building designs, Passive House commercial building, solar paneling, prefabricated metal buildings, and low-VOC materials. These strategies will help your project meet local building codes and national energy code requirements.

Local Sourcing

Sourcing construction materials locally has proven to be a significant effort toward preserving our resource and protecting the environment. By locally procuring as much construction materials as possible, you support and boost the local economy, which is important, but you also reduce the need to ship materials long-distance. Local sourcing is also good for budget management and reducing shipping expenses.
