Frequently Asked Questions About Repairing and Replacing Commercial Windows

Can Commercial Window Rot Repaired?

It is important to routinely inspect your commercial windows for window rot damages like decay, mold, excessive moisture, or deterioration. If you suspect window rot within your commercial window system, you must hire a professional contractor to repair commercial window rot, jammed sashes, or any broken window parts. Not all rot can be fixed or removed, especially if it has been there for a long time. In this case, a new window will need to be installed. It is important to find moisture accumulation and water leaks under window frames early on to prevent extensive rot and mold growth within your commercial window systems.

Can I Fix Jammed Window Sashes Myself?

If you have a problematic window that seems to jam when you try to open or close it, try rubbing a white candle on the bottom and the sides of the window. This will allow the frame to slide effortlessly through the window channels. If window sashes are painted shut, simply use a sash saw to cut through the paint. One pass-through should do the trick. It is also easy to learn how to replace a torn window screen in the office.

Can Old Windows Still Be Energy Efficient?

Instead of buying new commercial windows to improve the energy efficiency within your building or office space, have your them serviced by a commercial facility maintenance contractor. They can apply caulk and weather seal your windows to prevent air from escaping or moisture getting inside. Most often, the old caulk is removed and replaced with fresh caulk.

Commercial general contractors usually insist on doing this kind of window repair project when the humidity levels are low, and the outdoor temperature is above 45 degrees Fahrenheit. Also, installing screen and storm windows can increase a commercial property’s insulation, plus it is much cheaper than replacing an entire commercial window system. Consult a professional Indianapolis commercial general contracting company for expert advice and suggestions regarding window replacement and window repair.

Can Window Replacement Fix Indoor Climate Issues?

If your commercial building experiences an imbalance in heat and cool air, it could be due to your window systems. When a building is hot in some areas, but cold in others, or vice versa, it is often a sign that they are outdated or lacking in quality. Today, commercial window systems are designed with innovative insulating technologies that help promote a steady and efficiency indoor air environment. Not only can replacing your commercial windows increase energy efficiency and reduce monthly utility costs, it can also produce a more comfortable atmosphere for clients, guests, and staff, which can be highly valuable for certain businesses.

What You Need to Get Started With Window Screen Replacement

First gather all the necessary tools and supplies for the job. Fortunately, everything you will need is easily attainable any local hardware or home improvement store, and even online at trusted retailers. Best of all, these materials should be inexpensive. You will need a new window screen of course, but here are the remaining tools and supplies required for the job:

▷ New Spline (Rubber String)
▷ Two-Sided Rolling Spline Tool (Should Come with Spline)
▷ Utility Knife
▷ Flathead Screwdriver
▷ Clean Cloth or Rag
▷ Duct Tape
▷ Scissors

Window Screen Replacement Guide:

Once you have accumulated all the necessary tools and materials, you can get started by removing the window screen with frame from the window. Find a hard flat surface to work on and place the screen and frame there. Continue with the following steps:

Remove the existing spline from the window frame.

Once the spline is removed, the screen detaches easily. Use the head of the screwdriver to pry the screen from the frame if you have trouble disconnecting it.

Take your clean cloth and wipe down the bare frame, removing all the dirt in the grooves. To do this, place the cloth over the tip of the screwdriver and drag the flat head along the inside of the grooves.

Use the duct tape to secure the frame in place on all sides so that it cannot move.

Now you are ready to measure out a piece of new screen. Cut it larger than the surrounding width and height of the window frame.

Position the new screening over the window frame so that the entire frame is covered and then some. Hold in place with duct tape on the top side for added stability for the next step.

Use the convex side of the rolling spline tool to guide the new spline along the spline grooves in the window frame. Do this for the entire perimeter of the frame. For corners, use the flat head screwdriver to push the spline into place.

Once you reach the end, cut the spline with scissors.

Now go back over the perimeter of the spline again but with the concave side of the roller tool.

Trim the excess screen off with your utility knife right above the top of the spline while holding down the screen as you cut. Hold the knife at a 45-degree angle and cut in a steady firm motion.

Slip the frame back into the window by pushing up and in, securing the metal window clips.

Important Facts About Commercial Window Installation

When it comes time to have your property’s windows installed, repaired, or replaced, it is important to understand what you are dealing with in order to obtain the best possible results. The type of windows you will need, and the scope of your commercial renovation, will all depend on a long list of factors, including quantity, square-footage, material grades, labor, and more. Commercial Properties are Internal Load Dominated Buildings

Internal load dominated building is a term used in the commercial construction industry to describe the solar heat gain potential of large, heavily-populated properties. Large buildings that have a large amount of people and equipment generate a lot of heat. For this reason, commercial properties are built using windows with specialized solar glazing that limits solar heat gain. Without these windows, commercial properties can expect extreme energy spending. Other types of buildings are envelope load dominated structures, meaning they are not crowded, nor do they generate excessive levels of internal heat. In fact, homes rely on sunlight as an assisted energy-efficient heating source.

The North American Fenestration Standard Rating System

The North American Fenestration Standard (NAFS) is a national window rating system. It is an important system based on several factors, including the ability to bear load, resist wind, and more. They are especially important for middle to high-rise buildings because they experience higher wind pressures and heavier loads. The NAFS includes four ratings: Residential (R), Light Commercial (LC), Commercial Windows (CW), and Architectural Windows (AW). Windows must meet these standards in order to be approved for commercial use.

Manufacturing and Installation Require More

Because commercial grade windows are heavier and thicker, they require more materials for construction and custom manufacturing. This makes them more expensive compared to residential windows, which are smaller, less heavy-duty, and do not require specialized glazing or solar-resistant coating. Not only does the construction of these windows require more material (which costs more), they take more labor and specialized construction equipment (i.e. cranes, lifts, scaffolding, etc.) to install. This also increases the cost.

How to Decide Between Commercial Window Replacement and Repair

It is in your budget’s best interest to evaluate your window service needs before making any impulsive purchasing decisions. Many commercial property owners make the mistake having their window systems replaced, when in fact, a simple repair would have done the job. More often, commercial window retailers will impose the idea that a building owner requires all new windows with the promise of boosted energy efficiency, curb appeal, and other similar selling points. Although new windows certainly deliver these advantages and more, it is not necessary to have them replaced prematurely. After all, if windows were not repairable, commercial property owners would be faced with the possibility of replacing one every time one incurs just a little damage.

Window Rot

Window rot is often caused by moisture, mold, and a variety of other elements. Fortunately, if you have a rot condition, it can be repaired. Just be sure to hire a professional commercial window contractor for the job. Although you can implement an initial inspection to assess the conditions and appearance of your windows, a professional will be able to repair window rot, jammed sashes, and broken window parts. Keep in mind that window rot is not always repairable. There are times when the rot is so extensive that replacement is the best option. For this reason, it is important to detect moisture issues and water leaks under window frames early on.

Jammed Window Sashes

Jammed window sashes are very common problems, especially for old buildings that have been remodeled once or twice. Fortunately, this common problem is usually easy to fix, even on your own. If your window does not open easily, or seems to jam often, try rubbing a white candle on the bottom and the sides of the window. If this remedy doesn’t allow the frame to slide effortlessly through the window channels, it may be painted shut. In the case that it is painted shut, take a box knife, or razor, blade to the seam to wedge it open. You can also use a sash saw.

Energy Efficiency Decline

Many people assume that older windows are no longer as energy efficient as they once were. For some cases, this is true. But often times, older windows can still be just as energy efficient if you have them serviced by a licensed commercial general contractor. Instead of buying new windows to improve your building’s energy efficiency, a professional can apply caulk and weather seal your windows to prevent air from escaping or moisture getting inside. Most often, the old caulk is removed and replaced with fresh caulk. Also, installing screen and storm windows can increase a property’s insulation and is much cheaper than replacing windows entirely.

The Benefit of Store Front Window Maintenance

Have you ever heard of the phrase, “The eyes are the windows to our soul?” Well, when it comes to store-front commercial windows, the same concept could arguably apply. You see, a store’s window system, including all exposed glass paneling, is one of the first things consumers see as they enter or pass by. And although commercial windows are designed to serve a function, they do hint at a business’s enthusiasm, conduct, and level of professionalism. For this reason, routine window maintenance is an impactful factor in terms of customer approval, and therefore, your business’s overall success.

Commercial Window Cleanliness

Keeping your commercial windows clean is essential, and should be included as part of your store’s daily regimen. Not only do crystal clear, streak-free storefront windows make a great first impression on your clients and customers, they also allow you to better showcase and display your merchandise. See our blog, “5 Design Tips to Improve the Success of Your Retail Store” to learn more about displaying your products in a way that best sells what you profit the most on.

Furthermore, pristine storefront windows can also have a profitable impact on bikers, cyclists, pedestrians, and even drivers, all who might only have a fraction of a second to get peek into your store. Basically, you want people to be able to see inside as clearly and conveniently as possible. Stores with tinted windows still benefit from keeping the glass clear of dust, prints, and streaks. Not only will routine care keep windows looking like new, it will protect treated glass panels from peeling or discoloring.

Commercial Window Maintenance and Replacement

Commercial store windows need more than just routine cleaning. They also need to be well-maintained in terms of structural integrity and function. This is especially important for window systems that use modern technologies, such as solar power, anti-glare, automatic opening and closing mechanisms, emergency exit windows, and more. Tinted treatments, tempered glass, and similar window variations also require acute maintenance. Such maintenance includes regular inspections, mechanical testing, tune-ups, minor repairs, and timely window replacement.

Without this level of attention, commercial window systems can incur a costly and detrimental amount of damage, including breakdowns, deteriorated weather stripping, thinned insulation, discoloration, and structural atrophy. The benefit of well-maintained storefront windows can actually be calculated since they attract new clientele, as well as, lower fixed costs, such as monthly utility bills, premature window repairs and replacements, and inclement weather damage. See our blog, “Signs That Suggest You Need Commercial Window Replacement” to learn more about properly inspecting your storefront windows for needed services.

Overall Benefits of Maintaining a Superior Window System:

☑ Showcase Products and Displays
☑ Better Impressions for Visitors

☑ Reduced Glass and Window Frame Deterioration
☑ Longer-Lasting Windows and Doors
☑ Natural Sunlight Exposure
☑ Lowered Energy Bills
